The county assesor's web page will give you tax information about your property along with "similar properties". Once you have property of interest displayed, click on the "similar properties" link to get an idea of comparable properties that have sold.
Considerations
The above web page can give you a ball park idea of what your home may be worth. If you are seriously considering selling your home there are several considerations online reports do not look at such as; condition of home, upgrades, neighborhood, current competition, current market conditions, interest rates, motivation of sellers, and so on.
Having been in the business for 10 years, I have developed strategies for maximizing net gain, while reducing days on market. I am confident enough to offer a Guarantee along with competitive Fee's.
For a first step, I can produce a more detailed comparative report that will look at not only the sold's, (as the above reports do), but also the active, pending, cancelled and expired listings. This report will give you a much broader look at how your home competes in the current market place.
For a second step, a physical evaluation of your property can help me leverage my 12 years of experience into giving you a better idea of how the condition, upgrades and improvements or lack of them compete with other homes.
For a third step, I can offer you suggestions to prepare your home for a maximized net gain sale. Repairs, painting, improvements, curb appeal, and so on.
A fourth step would look at staging considerations to create as much as possible a model home like atmosphere to entice buyers into an emotional preference towards your property.
Fifth; we can take another look at your improved homes condition in comparison to homes that have sold, or are pending, active, and expired.
Sixth; I can set up apppointments for us to preview comparable competing properties so you can get a first hand idea of the current market and homes potential buyers will be seeing along with your home.
Seventh; gets into the online presentation of your property. 85% of today's buyers begin their home search on line. Before they ever see your home in person they will have critiqued it online. Online presentation is what lures most agents and buyers to your home. Online presentation includes photo's, virtual tours, ad copy, property descriptions, and so on. Placing your property on the MLS is the most inclusive and effective means to expose your property, but still there are several other sources, such as www.realtor.com www.craigslist.com, ebay, oodle, sell.com, lycos.com, google and so on.
Eighth; placing a sign in the yard for drive by buyers.
Ninth; placing a lock box on the property to give agents and their buyers convenient access to your property while minimizing your impositions. Showing instructions can be posted on MLS for agents to follow.
Tenth; following up with agents who have shown your property to get feedback will help us adjust our marketing strategies.
Eleventh; as offers come in, I can, as a third party experienced negotiator, help find the highes price and terms buyers are willing to agree to.
Twelfth through Twentieth. I can assist with the rest of the transaction to a successful close including but not limited to; qualifying buyers who make offers, reviewing contracts, counter offers, addendums, disclosures, and all other necessary paper work, escrow, title, inspections, walk thru's, issues that come up and closing.
All of these services are aimed at maximizing your net gain while reducing days on market; all with a good attitude, a smile and a guarantee.
